the brief

Located in one of the most desired cities in the state of Oregon, Frances offers a collection of homes that redefine multi-unit residential living. Designed in the Pacific Northwest Arts & Crafts vernacular,  clad in stone and board and batten siding, Frances has a strong and distinct sense of place in Lake Oswego, Oregon.

Eschewing design trends was intentional and gave us the opportunity to implement a classic approach with high quality natural materials for a timeless and dynamic environment. Our design intent was two-fold: to create a collection of custom homes with expansive floor plans and bespoke finishes that exemplify spacious and accommodating living and amenity spaces that are inviting, continue the design cohesion, and inspire a sense of community amongst the inhabitants. Amenity spaces include and expansive lobby opening onto a landscaped courtyard and pergola

Seven unique floor plans – of 16 total all penthouse 2-bedroom & 2.5 bath units – represent a unique approach to multi-unit residential buildings. Inky navy flush inset custom cabinetry is topped by quartz countertops and a full height book-matched marble backsplash. The full chef’s kitchens all have adjoining prep kitchens.  Sculptural and radiused reeded islands separate the kitchen from the open plan living and dining area. Wet bars with unlacquered brass backsplashes and ribbed casework are an added feature in all of the living rooms. Our primary bathrooms with their capacious wet rooms enclose a shower wall and floating sculptural tub offering a spa-like experience at home.  Large format porcelain tiles line the wet room and ledges continuing onto the floor while adjacent walk-in closets facilitate the bathing and dressing experience. Laundry rooms with additional sinks, full cabinetry and side by side washer & dryer offer additional storage opportunities and round out the penthouse amenities Expansive terraces blur the line between the interior and exterior.  Flex rooms offer the option of a home office, media room or library.
